Estimates & Quotes

  • Quotes are free — send your address and we return an exact flat-rate price within 24 hours, no on-site visit required to get started.
  • Your written estimate is the price you pay. No surprise add-ons at the property: if site conditions genuinely change the scope, we tell you and get your OK before any extra work.
  • All cities inside our standard 35-mile Tampa Bay service area are flat-rate — no mileage, fuel surcharge, or travel fees.

Booking & Scheduling

  • Online bookings are requests, not instant confirmations. We confirm every request with you directly, and confirmed appointments start 24+ hours out.

  • Life happens: if you need to move your appointment, just call or text before your service day and we will reschedule at no charge.

Florida Weather Policy

  • Light rain does not stop a soft wash — the chemistry does the work, and overcast days are actually gentler on landscaping.
  • Lightning, severe weather, or conditions that would compromise safety or results: we contact you, reschedule to the next available slot, and you pay nothing for the delay.
  • We make the weather call — and we err on the side of doing the job right, not just doing it today.

Getting Your Home Ready

  • Water all landscaping before the cleaning, keep the sprinklers on during the cleaning, and water again after as needed — homeowner watering is the industry standard that protects plants by dilution, and you know your irrigation system and plants best.
  • Please close all windows and doors, bring pets inside, unlock any gates we need, and move vehicles away from the work area.
  • An exterior water spigot must be available and working. That is all we need from your utilities.

How We Work

  • Roofs and siding are soft washed at low pressure with professional-grade biodegradable solutions — the method recommended by shingle and tile manufacturers, so your roof warranty survives the cleaning.
  • We adjust technique surface by surface: what tolerates pressure gets pressure, what needs the gentle protocol gets it. Fragile surfaces are flagged during the walkaround before anything is sprayed.
  • We rinse plants before and after and follow strict containment around pools.

Honest Expectations

  • Most organic staining — algae, mold, mildew, black streaks — comes off completely. Some stains are different animals: deep-set rust, irrigation (reclaimed water) staining, battery acid, and heavy oxidation may lighten dramatically but not vanish entirely.
  • If we see a stain that will not fully release, or a surface that needs a contractor instead of a cleaning, we say so plainly during the walkaround — before you spend a dollar.
  • We never sell a cleaning to a surface that actually needs repair.

  • Every job is backed by our written 48-Hour Satisfaction Guarantee: walk your property after we finish, and if anything is not right, tell us within 48 hours.
  • We come back and make it right with free touch-ups — no hassle, no fine print, no re-litigating the invoice.

Payment Terms

  • Payment is due at time of service, once you have seen the results. For easy pay, use the pay-invoice link on your invoice.
  • We accept cash, check, and Zelle. Credit and debit cards are accepted with a 3.5% processing fee. Florida sales tax may apply on select services.
  • No deposit is required for standard residential cleanings. Paver sealing projects: 50% is due prior to sealing, with the balance due on completion.
  • Bundle and save: multi-service packages booked together qualify for a package discount, itemized right on your estimate.

Insurance & Credentials

  • Sandbar Soft Wash is fully insured with general liability coverage. A Certificate of Insurance (COI) is available to HOAs and property managers on request — just ask.
  • We are Trident Master Certified for paver restoration, hardscape chemistry, and sealing — one of the highest paver credentials in Florida.
  • Trident Master Certified on Tampa Bay roofs and hardscapes.

1-Year Paver Care Plan — Cat 5 Hurricane Sealing

  • Included with every Cat 5 Hurricane sealing project, for 12 months from your completion date — in writing on your estimate.
  • Cat 5 Hurricane Performance Guarantee: if the sealer peels, flakes, or loses joint stabilization in the first year from normal use, we re-seal the affected areas at no charge.
  • Joint sand touch-up: free re-sanding of any joints where normal weather or wear causes sand loss — one service visit included if joint loss exceeds 10% of the total area, using matching ASTM C-144 compliant joint sand to keep the original look and stabilization.
  • Efflorescence check + spot clean: one courtesy inspection at the 6-month mark (or earlier if you ask), with spot treatment of any white haze included — we soft wash the affected areas only.
  • Not covered (but we can quote it): oil stains, rust, tire marks, flood damage, and pressure-washer damage by others; full re-sands of an entire area, stain removal from cars, grills, or leaves, damage from hurricanes, tree roots, or irrigation leaks, and re-sealing an entire surface.
  • Your part: no pressure washing over 1200 PSI on sealed pavers, clean spills within 48 hours, keep sprinklers from hitting the pavers daily, and call us before trying any DIY fix.

Maintenance Plans & Referrals

  • Stay-Clean maintenance plans have no long-term contracts: cancel anytime, no enrollment fee, no early-termination fee. If you cancel mid-year you simply pay standard rates for the visits you used.
  • Referral program: refer a neighbor and you both save 15% — they get 15% off their first service, you get 15% off your next one. Have them mention your name when they request a quote.

Text Messaging (SMS) Program Terms

  • Program description: when you opt in, Sandbar Soft Wash sends text messages about your quote, scheduling, appointment reminders, service updates, review requests, and occasional offers you’ve opted into.
  • Consent is optional — agreeing to texts is never a condition of getting a quote or purchasing any service.
  • Message frequency varies. Message and data rates may apply, depending on your mobile plan.
  • Opt out anytime: reply STOP to any message to cancel; reply HELP for help, or call (727) 712-6281 / email team@sandbarsoftwash.com.
  • Carriers are not liable for delayed or undelivered messages.
